Legal secondary suites remain the single most common request. Hamilton's zoning allows secondary suites in most residential zones, and the combination of rental income and long-term equity gain is hard to beat. We're finishing basements as full one-bedroom suites, complete with egress windows, fire separation, and separate metering where the electrical panel allows.
Kitchen renovations continue to trend toward warmer palettes — walnut and rift-cut white oak cabinetry, cream-toned quartz, and matte black or unlacquered brass hardware. The all-white kitchen isn't dead, but it's been softened. Islands are getting bigger and drawer storage is replacing base cabinets almost universally.
Bathrooms are moving toward wet-room primary ensuites with curbless walk-in showers, freestanding tubs, and heated tile floors. Large-format porcelain (24×48 and up) is standard on both walls and floors for a seamless look with fewer grout lines.
Outdoor living finally caught up. Composite decks with integrated lighting, pergolas with adjustable louvres, and outdoor kitchens are showing up in Ancaster and Oakville projects regularly. Even in Hamilton's shorter deck season, homeowners are extending the outdoor room investment.
